Greater Jakarta’s landed housing market recorded an 88 percent cumulative sales rate through the first half of 2025 even as developers limited new launches, according to data tracked by JLL Research Indonesia.
The steady demand comes at a moment when families across the capital region are weighing longer commutes against the chance to secure larger homes in master-planned communities. Many middle-income buyers now view these suburban townships as a practical alternative to rising densities inside Jakarta proper.
New projects cluster along established corridors
Developers concentrated activity in three main zones during the period: the western corridor through Tangerang, the eastern corridor through Bekasi, and to a smaller degree the southern corridor toward Bogor. A 1,000-hectare township opened in Tangerang, while separate joint ventures advanced a 28-hectare site in Depok and a 50-hectare site also in Tangerang. Each project sits near existing highways and rail lines that feed into central Jakarta employment centers.
Local buyers have responded by favoring compact house designs that keep prices within reach while still offering access to on-site schools, clinics and retail. Residents in these corridors describe the choice as a calculation between monthly transport costs and the security of integrated neighborhoods that reduce daily trips back into the core city.
Values hold across distance bands
Properties located 20 to 40 kilometers from Jakarta’s central business district continue to transact between 10 million and 30 million rupiah per square meter, with some Tangerang projects clearing above 30 million, JLL Research Indonesia reported. The resilience stems from bundled amenities and improving public-transport connections rather than proximity alone.
Looking ahead, developers and local authorities are expected to prioritize further infrastructure upgrades along these same corridors. Families considering a move can review project master plans for confirmed school and healthcare facilities before committing, as those elements have proven decisive for recent purchasers.
