Pantai Indah Kapuk Draws Investors as Waterfront Prices Gain Momentum
North Jakarta's coastal stretch records fresh price increases tied to toll upgrades and marina expansions.
How we reported this

Pantai Indah Kapuk posted average apartment prices of IDR 68 million per square metre in the second quarter of 2026, up from IDR 59 million a year earlier.
The gains arrive as Jakarta's outer ring toll sections near completion and foreign buyers return after two years of slower activity in waterfront projects. Developers have accelerated launches along the coastline while central districts such as SCBD hold steady at IDR 85 million per square metre.
Buyers now focus on plots near the existing Ancol Marina and the new PIK 2 waterfront promenade, where two 28-storey towers broke ground in March. Local agents report increased inquiries from families relocating from Kemang and from corporate relocations tied to the Bintaro satellite corridor.
Toll links reshape daily commute
The Jakarta-Cikampek elevated toll extension, due for full opening in September, cuts travel time from Pantai Indah Kapuk to the CBD to under 25 minutes. This has lifted demand for three-bedroom units priced between IDR 4.2 billion and IDR 5.8 billion, according to transaction records from the first half of the year.
Smaller clusters around Muara Karang fish market have also seen older shophouses converted into serviced apartments, with asking rents now listed at IDR 180,000 per square metre per month.
Next steps for buyers
Prospective purchasers should check flood certificates at the North Jakarta land office before signing contracts, as several blocks sit within the 2025 coastal defence buffer zone. Early reservations for the remaining PIK 2 units start at IDR 72 million per square metre and require a 30 percent down payment within 14 days of booking.
Market watchers expect another 8 to 10 percent lift by December if the toll sections open on schedule and no further delays hit the coastal reclamation permits.
